Short answer: Patrick Space Force Base sits on the barrier island between Cocoa Beach and Satellite Beach, so the closest off-base homes are in Satellite Beach, Indian Harbour Beach and Cocoa Beach, roughly 4 to 7 driving miles from the main gate. Viera, Eau Gallie, Merritt Island and Rockledge sit across the causeways, roughly 9 to 17 miles away.
Most people moving to Patrick have two choices to weigh: apply for privatized housing on base, or rent or buy in the community. This guide covers the off-base side, town by town, with the tradeoffs I see when I work with people on PCS moves to Brevard County. Distances below are approximate driving miles from the A1A main gate, measured with OpenStreetMap routing, and your drive time will depend on the hour and the causeway traffic.
The beachside towns are closest, because the base shares the same barrier island along State Road A1A. Everything on the mainland means crossing the Banana River and the Indian River on a causeway.
| Area | Side | Approx. miles to main gate | Main route |
|---|---|---|---|
| Satellite Beach | Beachside | 4 to 5 | A1A north |
| Indian Harbour Beach | Beachside | 6 to 7 | A1A north |
| Cocoa Beach | Beachside | 6 to 7 | A1A south |
| Melbourne (Eau Gallie) | Mainland | 8 to 9 | Eau Gallie Causeway, then A1A |
| Indialantic | Beachside | 10 to 11 | A1A north |
| Viera | Mainland | 12 to 13 | Pineda Causeway, then A1A |
| Cape Canaveral | Beachside | 12 to 13 | A1A south |
| Merritt Island | Island | 15 to 16 | SR 520 or the Banana River bridges, then A1A |
| West Melbourne | Mainland | 15 to 16 | US 192 or Eau Gallie, then A1A |
| Rockledge | Mainland | 16 to 17 | SR 520 or Pineda, then A1A |
| Palm Bay | Mainland | About 20 | US 1 or I-95, then a causeway |
The base itself sits on a narrow strip with the Banana River on the west and the Atlantic on the east, according to Military OneSource's Patrick SFB overview. That geography is why a few miles on a map can feel very different depending on which bridge you use.
Beachside means a short drive and ocean or river access, usually with higher flood and wind insurance costs. The mainland usually means a longer causeway commute but more newer construction, larger lots and a wider price range.
Beachside (Satellite Beach, Indian Harbour Beach, Cocoa Beach, Indialantic): mostly older concrete block homes from the 1960s through the 1980s, canal and riverfront homes, and condos along the ocean. Commutes are short and you never cross a bridge. The tradeoffs are the age of systems (roofs, plumbing, electrical), coastal flood zones on many streets, and condo association rules if you go that route. If you are weighing beachside, my Satellite Beach coastal home and daily routes guide goes deeper.
Mainland (Viera, Eau Gallie and Melbourne, Rockledge, West Melbourne, Palm Bay): more homes built in the last 25 years, master planned communities with HOAs and sometimes CDD fees, and more shopping and medical options close by. The tradeoff is the causeway. The Pineda Causeway feeds directly toward the base, but backups at the A1A end are common around shift change times.
Merritt Island: a middle option with a lot of canal front homes and boat access, sitting between the two rivers. It works well if you want waterfront without being on the ocean side, though the drive south to Patrick runs longer than people expect.
It depends on availability and what you want from the move. On-base housing at Patrick is privatized and managed by Hunt Military Communities, and placement works through an application and a waitlist after a referral from the Military Housing Office.
The Patrick privatized housing application checklist says you need orders, a current LES, and pet records, and that you are placed on a waitlist for homes you qualify for. The Air Force housing page for Patrick SFB says the Military Housing Office also helps with renting or buying off base, including lease questions such as a military release clause. Call them early, at (321) 494-2594, before you sign anything.
Buying tends to make sense when you expect to stay several years or plan to keep the home as a rental after your next PCS. Renting makes more sense for a short tour or when you want time to learn the area first.
Your Basic Allowance for Housing is the starting number for either choice. Look up your exact rate with the DoD BAH rate lookup using the base ZIP code 32925, then compare it against a full monthly payment that includes insurance, flood coverage if needed, taxes and any HOA. Many buyers here use a VA loan; the VA home loan page explains eligibility, and my Space Coast VA loan guide covers how it plays out locally.
One Florida detail worth knowing: under Florida Statute 196.061, renting out a homestead normally counts as abandoning it, but that rule does not apply to members of the Armed Forces, and valid military orders are enough to maintain permanent residence for the member and spouse. Confirm your situation with the Brevard County Property Appraiser before you count on it. My homestead exemption guide explains the basics.
Check flood zone, insurance quotes, the age of the roof and systems, and your drive at the hours you will commute. Those four things change the monthly cost and the daily fit more than the town name does.
If you are planning a PCS from out of state, the Brevard County relocation guide lets you compare towns, and I can set up video tours of specific homes so you are not flying in blind.
When I work with people on orders to Patrick, the conversation usually starts with distance and ends with insurance. Beachside homes win on the drive, and the mainland often wins on the age of the house and the monthly cost once flood and wind coverage are priced. Neither side is the right answer for everyone, so I like to run both scenarios with actual quotes before anyone writes an offer. As a Military Relocation Professional, I also help time the search around report dates and remote closings. You can read more about how I help with military moves, and for more on living in Brevard, see 321 Coastal Living.
Patrick is about 8 to 9 driving miles from Eau Gallie in north Melbourne and about 13 miles from downtown Melbourne, using the Eau Gallie Causeway and A1A.
Patrick Space Force Base uses ZIP code 32925, which is the ZIP you enter in the DoD BAH rate lookup.
No. Patrick is the headquarters base south of Cocoa Beach, and Cape Canaveral Space Force Station is a separate installation farther north that Space Launch Delta 45 operates for launches.
Start with the Patrick Military Housing Office at (321) 494-2594. They handle referrals for privatized on-base housing and help with off-base rentals and purchases.
